Single-family house Dragalevtsi is located in area Kinocentar -part I, Sofia, in a property with pronounced slope to the north, where it is lower.
The Employers' wish was to have a spacious home with a modern look and natural materials, with a large and flat southern yard and a view to Vitosha, despite the terrain.
On the ground floor there are a double garage, a gym with a sauna and a bathroom, machinery and storage rooms and a staircase.
On the first floor are located atrium with air space through two floors where are located the main entrance, stairs to the basement and the second floor and connection to the other rooms, shared bathroom, laundry room, guest bedroom with en-suite bathroom, spacious living room with dining area and a panoramic connection to the southern courtyard through sliding windows, a kitchen and a covered terrace with a gas barbecue and a fireplace in front of it.
On the second floor there are two children's bedrooms with walk-in closets, a shared bathroom on the floor, an office and a master bedroom with a walk-in closet, a private bathroom and a terrace facing south towards the courtyard.
In the south-east courtyard there is a playground with a Jacuzzi and a wood shed with an external sanitary unit as a complementary building.
At the request of the Employer, the facades will be formed with stone lining (gneiss), silicate plaster and wooden lining with teak wood according to the facade solution. Composite aluminum panels are also included. The roof is provided with gray concrete shingles. Drainage has been designed around the building to remove high groundwaters typical of the area.
The building will be heated / cooled on floor heating and convectors that are powered by an air-to-water heat pump and a gas boiler. In the bathrooms, the gym and the office premises forced ventilation is provided.
